Wall Tie Failure Underpinning

Most properties built in the 20th Century have cavity masonry external walls.

The inner and outer leaf of these walls are usually tied together using metal ties.

Under certain circumstance, these ties can corrode and in extreme cases this can lead to failure of the ties and collapse of the outer skin of these walls.

The modern specification for metal wall ties is such that wall tie failure is unlikely but properties built before around 1990 may be vulnerable.

There may be no immediate indication of wall tie failure but the normal signs are:-

  • Horizontal cracking of the brickwork mortar courses (usually every six courses and often around window openings and at high level).
  • Upward tilt of the roof tiles at the gable.
